PQ Villa sits alone on a ridge above Kaswand village, a short drive from Mahabaleshwar town but a world away from the crowds. The whole house is yours — four bedrooms, a private pool, a games room, and balconies that open onto uninterrupted views of the Sahyadri ranges.
It was built for the kind of trip where nobody wants to leave: long pool afternoons, slow breakfasts on the lawn, and bonfire nights under a sky you can actually see.

A lovely place to slow down and enjoy time with family. We spent our days by the pool and our evenings chatting together. PQ Villa made the weekend feel special.

Yes. PQ Villa is only ever booked as a whole house — all four bedrooms, the pool, the games room and the gardens are yours for the duration of your stay. There are no other guests and no shared areas.
The villa comfortably sleeps up to 12 guests across four bedrooms, each with its own bathroom. If your group is larger, message us and we will tell you honestly what is workable.
Both are possible. The kitchen is fully equipped if you would like to cook, and we can arrange a cook and home-style meals on request. Let us know your preference when you enquire so we can plan ahead.
The villa is in Kaswand village, roughly 20 minutes from Mahabaleshwar town, about 120 km from Pune and 260 km from Mumbai. The road goes right up to the gate and there is free parking on site for several cars.
Yes — both can be set up on the lawn on request. Just mention it when you book so everything is ready when you arrive.
Pets are not permitted at PQ Villa.
Please keep noise to a minimum after 10:00 pm. Loud music is not permitted after this time.
Cancellations are not permitted within 15 days before the scheduled check-in date.
